Francis Cole

Commercial Director, Development

Francis Cole is the commercial director for ISG's development arm. Francis is tasked with creating profitable development opportunities for the business, that will be constructed by ISG's own delivery teams across the globe.

Francis has a BSc (Hons) in Quantity Surveying and has a track record for creating returns on investment under highly challenging situations. Having worked with some of the biggest national and global construction companies, his drive is to challenge the team as a whole to achieve better design, programme and financial returns than those considered 'the norm' in the industry, and prevent financial waste.

Francis’ family ran a number of construction and consultancy companies and Francis was working on projects from a very young age, running his own projects from the tender age of 13. He has collected 30 years' experience in the industry, 20 years of which are post graduation. Having experienced the industry from grass roots to delivering and directing businesses in more recent years, Francis has a unique perspective that enables him to translate technical and financial issues simply, to build confidence with clients and investors alike.

Francis' personal project portfolio includes a listed Victorian Crown Court refurbishment and extension, hospital specialist faculty delivery, PFI school bundles, high-rise residential schemes, HSE's headquarters in Liverpool, and various city development schemes and private developments. He has extensive positive experience in construction litigation and adjudication and strives to avoid unnecessary disputes wherever possible, due to their negative business effect.

Francis has also led and developed structured procurement approaches to buck industry trends and exceed delivery expectations of clients and contractors alike. A by-product of this approach includes the protection of project and development margins with lean design approaches and creating united design and delivery teams.

Francis hails from Warrenpoint in Northern Ireland and spent much of his youth at the local golf course, bumping into Ronan Rafferty. Today Francis enjoys spending time with his family, on the fairways and with a good bottle of red wine.
