A project with Devonport Properties, to refurbish Walsingham House

Introduction

Located in a conservation area, Walsingham House lies opposite the Grade I listed St Olave’s Church and adjoins a four-star hotel. The radical transformation and upgrade of Walsingham House sees ISG carefully demolish the interior structure of the building whilst retaining the Portland stone façade. New piled foundations will enable the construction of a steel frame structure, adding two additional floors to the existing eight-storey building and creating nearly 50% more internal office space. The fit out will include all new mechanical and electrical services and plant, suspended ceilings, partition walls, raised access floors and joinery.

The project runs for a period of 19 months and will be completed in early summer 2018.

Project aims

Our primary objectives for the scheme are to improve the quality of the office space and replace the outdated building services. 

We will look to improve the energy performance of the building to achieve a BREEAM rating of ‘Excellent’.

The team will improve the office entrance and accessibility and bring the building up to modern standards to optimise it for future tenants.

Sustainabilty

ISG aims to continue its previous impressive sustainability work by implementing measures to improve the site’s wastage and product use.  95% of waste will be diverted from landfill with 100% of timber utilised from sustainable sources.

The team have also installed noise, vibration and dust monitors within the immediate vicinity to ensure environmental impacts are monitored and kept to a minimum.

Community initiatives

The project is committed to making a positive contribution to the local community in both terms of sustainability and charitable endeavours.  ISG will provide a minimum of five apprenticeships throughout the course of the project and will use 10% of the project value to employ local small to medium-sized enterprises (SMEs).

The project currently employs in excess of 60 people, of which 30% are from the local boroughs adjoining the City of London.  The works will be undertaken between the hours of 8am and 6pm from Monday to Friday with weekends being by arrangement.  ISG aim to provide advance warning of weekend works through our community newsletters which are issued fortnightly.

Deliveries will be unloaded in Pepys Street within the designated unloading area, where traffic marshals will be present at all times to ensure public safety is maintained. In addition, we plan to continue our donations of food and toiletries to the local homeless charity, The Whitechapel Mission. ISG is keen to continue its reputation in promoting the construction industry as a career option. We will be engaging in a number of initiatives to do this, including a careers talk with Year 8 pupils from the local Lister Community School in Newham.
