Introduction

The £8.5m refurbishment of commercial office building 450 South Oak Way involved upgrading the building’s existing interior and infrastructure to improve efficiency and provide a modern contemporary environment for prospective tenants.

The project

A fit out was conducted across five floors comprising 100,000 sq ft. Each floor was divided into two demises to provide flexible options for single or multi-tenanted occupation. The project involved heavy construction works to enhance the building's configuration. Our team deconstructed the existing front elevation and forecourt area and created a brand new entrance by constructing a cantilevered 'pop-out' extension at the second and third floor levels, clad with matching glazed curtain walling.

The first floor walkway and existing screening was also demolished to provide additional space within the lobby. We installed four new atrium link bridges at each level including a special feature staircase that links the ground and first floors.

A stylish reception desk and business bar also formed part of the ground floor fit out. External works comprised of landscaping, the construction of a cycle store with roof-mounted photovoltaic panels and asphalt surfacing to the adjoining car park. The building also benefited from a full infrastructure upgrade and major plant replacement with an additional welfare shower block. The project was designed, constructed and delivered to achieve a BREEAM rating of ‘Excellent’. The project was delivered within a live campus environment to a set programme of 32 weeks. This was our fifth construction opportunity at Green Park in Reading. We were awarded this scheme because of a number of other successful projects within the local area.
