Manfield House was a very challenging scheme due to the complexity of the structural changes to the building and the fact that these had to be carried out while the restaurant and retail unit on the ground floor remained fully operational. Such a demanding project required a specialist approach and expert project management and ISG’s strong delivery track record with similarly complex schemes was a key factor in our securing this high-profile development.
The project involved extensive demolition and remodelling of the internal space. The scheme transformed the existing eight-storey building into high specification, BREEAM ‘Excellent’ rated commercial office accommodation fitted out to Cat A standard.
One of the most challenging aspects of the scheme was the presence of a retail unit and a restaurant on the ground floor of the building. The existing restaurant had to be kept fully operational during the works. This included their main drainage, water supplies, fire alarm, kitchen extract, telephone lines and air conditioning, all of which were routed through the basement where we had major structural works to carry out.
With neighbours including a hotel, a retail unit, a restaurant and a fully occupied office with which we shared a Party Wall, close liaison with neighbours and a regular interface with Westminster City Council was key to the project’s success.
The project, which involved considerable retrofitting works, achieved BREEAM ‘Excellent’ with a score of 82.17%. This is only 3% below an ‘Outstanding’ rating. 97% of waste was diverted from landfill. Energy and Water consumed during construction was metered, monitored and displayed on-site, and all site operatives were encouraged to reduce consumption.
The site adopted best practice procedures in relation to minimising air/dust and water pollution. ISG surpassed the figure which had to achieve for the building air test and this in turn brought down the EPC rating to a B with a final score of 39.
