ISG Converts Two into One on London's Oxford Street

ISG has been awarded a structural refurbishment scheme that will see the company restore an historic Oxford Street façade and convert two back-to-back buildings into high-specification retail and residential space.

The project involves the refurbishment of a former branch of HSBC at 431-433 Oxford Street, along with an adjoining property at the rear located at 35 North Row. The scheme forms part of a wider development, by customer Oxford Street Ltd, which is set to restore Oxford Street’s façades, with wider conservation works to the stone pilasters and antique brass finishes.

ISG will knock through the back-to-back buildings, carefully removing the floors of the rear structure and retaining the façade, so that floor levels can be unified across the newly consolidated space.  Additional structural works will be carried out in the existing basement area, with an extensive excavation required to form a new supporting floor slab. A steel frame structure will then be installed within the building to support new timber floors.

Following the completion of these complex structural alternations, ISG will transform the second, third and fourth floors into residential accommodation, delivering seven one-bedroom apartments and one two-bedroom apartment. The residential element of the scheme also includes the installation of a feature steel and timber helical staircase.

The Cat A retail space extends across three floors, at basement, ground and first floor levels, and includes the formation of a new lift core and staircase access. Externally, ISG will carry out refurbishment works to the property’s roof, light wells and façade.

Matt Blowers, managing director of ISG’s UK Fit Out business, commented: “This complex refurbishment, that combines restoration works, extensive structural alternations and change of use, is ideally suited to our core skill set tackling challenging built environment briefs. Our meticulous approach to planning and extensive experience of refurbishment work in central London was highly valued by Oxford Street Ltd as we navigate the logistical challenges of working on one of the busiest high streets in Europe.”

ISG concluded an initial phase of work at the site last year, with the creation of a spacious new showroom for Watches of Switzerland.
